Static Caravan Ownership, Safety & Maintenance

Practical guidance on protecting, maintaining and looking after your static caravan or holiday lodge throughout the year.

Looking After Your Static Caravan

Regular checks and preventative maintenance can help keep your static caravan or lodge safe, comfortable and in good condition.

It is also important to understand any maintenance, safety and insurance requirements contained within your park agreement or insurance policy.

Static Caravan Insurance

Insurance can help protect your static caravan or holiday lodge against unexpected damage and other risks.

When arranging cover, check what is included and whether your policy meets any requirements imposed by the holiday park.

Areas worth checking include:

  • Buildings or structure cover
  • Contents cover
  • Accidental damage
  • Storm, flood and escape of water
  • Public liability cover
  • Loss of use or alternative accommodation
  • Policy exclusions and excesses

Regular Maintenance

Small maintenance problems can become expensive if they are left unnoticed. Regular inspections can help identify problems early.

Check areas such as:

  • Roofing and external panels
  • Windows, doors and seals
  • Gutters and drainage
  • Water pipes and plumbing
  • Signs of damp, mould or water ingress
  • Decking, steps and handrails
  • Fixtures, fittings and external connections

Watch for Damp and Water Leaks

Water ingress can cause significant damage if it is not identified quickly. Check your holiday home regularly, particularly after periods of heavy rain or severe weather.

Look for:

  • Water staining on walls or ceilings
  • Damp or musty smells
  • Mould around windows and doors
  • Soft or damaged wall and floor areas
  • Leaks around plumbing and appliances
  • Damaged seals or external joints

Winter Drain Down & Frost Protection

Cold weather can cause serious damage to water systems, pipes and appliances if a caravan is not properly prepared.

Before leaving your holiday home unused during colder periods, check the requirements of both your park and your insurer.

Depending on your caravan and circumstances, winter preparation may include draining the water system, protecting exposed pipework and following appropriate heating or frost-protection arrangements.

Gas Safety

Gas appliances and installations should be kept in safe working condition and checked or serviced when required.

Pay attention to:

  • Boilers and water heaters
  • Gas fires and cookers
  • Ventilation openings
  • Gas hoses, regulators and connections
  • Carbon monoxide alarms
  • Any unusual smells, flames or appliance behaviour

Electrical Safety

Electrical installations, appliances and connections should be kept in good condition.

Look out for:

  • Damaged plugs, sockets or cables
  • Signs of overheating or burning
  • Frequently tripping electrical protection
  • Damaged external connections
  • Electrical equipment that has deteriorated or become unsafe

Fire & Carbon Monoxide Safety

Make sure appropriate safety equipment is installed and checked regularly.

  • Test smoke alarms regularly
  • Test carbon monoxide alarms
  • Keep exits and escape routes clear
  • Know where fire safety equipment is located
  • Do not obstruct ventilation openings
  • Replace alarms and batteries when required

Check Your Insurance Conditions

Your insurance policy may contain conditions relating to maintenance, security, winter use and periods when the caravan is left unoccupied.

Read your policy carefully and make sure you understand what you are expected to do. Keep records where appropriate, particularly for servicing, inspections and repairs.

Keep Maintenance Records

Keep useful documents relating to work carried out on your holiday home. These can help demonstrate how the caravan has been maintained and may be useful if a problem or insurance claim arises later.

Consider keeping:

  • Service records
  • Safety inspection certificates
  • Repair invoices
  • Receipts for replacement equipment
  • Photographs of significant work
  • Relevant correspondence with the park or insurer
