Caravan Maintenance Checklist

Simple checks that prevent expensive repairs. Use this seasonal guide to keep your static caravan safe, dry, and in top condition.

Monthly Quick Checks (5–10 mins)

  • Walk-around: look for damage, loose trims, blocked gutters, missing vents.
  • Ventilation: confirm vents are clear; open windows briefly to air the unit.
  • Damp watch: check corners, wardrobes, under beds for condensation or musty smells.
  • Smoke/CO alarms: test and note expiry dates; replace batteries if needed.
  • Trip the RCD test button to ensure electrics cut out properly.

Seasonal Checklist

Spring (Open-Up)

  • Re-pressurise and flush water system; inspect for leaks after reconnection.
  • Service boiler/heating if due; bleed radiators if fitted.
  • Clean gutters and downpipes; check roof seals and skylights.
  • Deep clean: behind appliances, under seating, extractor filters.
  • Test all appliances and RCDs; review insurance/expiry dates.

Summer

  • Treat decking/steps for slip resistance; tighten fixings.
  • Check insect screens/vents; vacuum coils behind fridge for efficiency.
  • Sun/UV check on seals and external plastics; re-seal where perished.

Autumn (Prep for Cold)

  • Clear leaves from gutters; inspect roof, flues, cowlings.
  • Book professional drain down if the park closes or you won’t visit regularly.
  • Lag external pipes; fit frost caps; set dehumidifier/absorbers if needed.
  • Oil hinges/locks; check window/door seals for draughts.

Winter (Closed/Low Use)

  • Drain down fully or follow your insurer’s winterization conditions.
  • Leave taps open; isolate water; set heating to frost-protect if required.
  • Lift soft furnishings slightly to allow airflow; leave internal doors ajar.

Water, Gas & Electrical Safety

  • Water: look for staining under sinks/appliances; replace worn hoses; descale shower heads.
  • Gas: annual gas safety check by a qualified engineer; keep certificates.
  • Electrics: RCD test; visual check of sockets/leads; periodic EICR as recommended.
  • Heating: service boiler or fire per manufacturer intervals; keep vents unobstructed.

Damp, Condensation & Ventilation

  • Use trickle vents and extractor fans when cooking/showering.
  • Wipe condensation promptly; use moisture absorbers in closed seasons.
  • Keep furniture slightly off external walls to allow airflow.
  • If you spot persistent damp, check seals and rooflights; reseal where needed.

Exterior, Chassis & Decking

  • Wash cladding; inspect for cracks; touch up protective coatings as specified.
  • Check chassis for corrosion; treat rust; confirm anchoring/standards are intact.
  • Tighten handrail/decking fixings; check for rot or loose boards.
  • Keep underfloor vents clear; remove debris and vegetation.

Interior Care & Appliances

  • Service/clean boiler, hob, oven; check flame picture where applicable.
  • Defrost and clean fridge/freezer; leave doors ajar when closing for winter.
  • Rotate mattresses; vacuum upholstery; clean extractor and fan filters.
  • Lubricate hinges/locks; check window stays and blinds.

Toolkit & Records to Keep

  • Basic kit: screwdriver set, adjustable spanner, sealant, silicone spray, descaler, batteries.
  • Keep a maintenance log with dates, tasks, photos and invoices (helps with insurance claims).
  • Store copies of gas/electrical certificates, drain-down receipts, and warranty papers.

When to Call a Professional

Gas work, fixed-electrical issues, structural repairs, roof resealing, and major leaks are best handled by qualified engineers. Many parks maintain an approved list — always get receipts for insurance.
