Resale Landscape: What to Expect

  • On-park vs independent sale: some parks allow private sales; others require selling through them.
  • Commission & fees: parks may charge a resale commission and admin fees — ask for these in writing.
  • Age/condition rules: older units may face upgrade pressure or relocation limits.
  • Pitch transfer: check if the pitch license transfers to the buyer and what paperwork is needed.

Prepare Your Caravan for Sale

  • Documents: pitch agreement, recent fee statements, gas/electrical certificates, manuals.
  • Maintenance: fix minor defects, reseal where needed, present clean and aired.

  • Confirm in writing if private/independent sales are permitted and any conditions (e.g., forms, fees).
  • Ask for the approval process and timeline so buyers aren’t kept waiting.
  • Provide buyers a park rules summary, latest fee schedule, and opening/closed-season details.

Handling Upgrade Pressure

  • Ask for age/condition policies in writing and where they appear in your agreement.
  • Request objective reasons (safety/condition) rather than general statements.
  • If pressured, respond in writing asking for clarity, options, and evidence.
